Better Decisions Before Bigger Commitments
The most valuable moment in an infrastructure decision often occurs before the transaction, when the site has not yet been promoted, capital has not yet been committed, power claims have not become embedded in the valuation, and development schedules have not hardened into expectations.
That is where I focus. I work with developers, investors, institutions, public-sector organizations, and other decision-makers evaluating opportunities at the intersection of real estate and infrastructure, with particular emphasis on data centers and the physical infrastructure supporting the AI economy.
The objective is not to replace engineering, legal, utility, financial, environmental, or technical diligence. It is to help decision-makers determine what needs to be true before deeper commitment is justified, where the most consequential assumptions sit, and which unresolved questions have the potential to change the decision.
Opportunity Assessment
Infrastructure opportunities frequently arrive as collections of facts that have not yet been assembled into a coherent decision. Acreage, megawatts, utility correspondence, fiber maps, zoning, timelines, capital requirements, customer conversations, and development assumptions may each be accurate individually while still failing to form an executable project when considered together.
Opportunity assessment examines the major assumptions behind an infrastructure opportunity and identifies the conditions most likely to determine whether it can advance. The goal is to understand what has been demonstrated, what remains an assumption, what depends on outside parties, and where additional diligence can materially improve the quality of the decision.
The objective is not to eliminate uncertainty because no development process can do that. It is to distinguish between uncertainty that deserves further investment and uncertainty that should slow or stop the process before additional capital and organizational momentum are committed.
Site and Infrastructure Strategy
Data center sites should not be evaluated as conventional land opportunities because much of their value depends on infrastructure outside the property owner's control. Power, interconnection, transmission, substations, fiber, cooling, water, permitting, political conditions, and infrastructure sequencing can matter more than acreage itself.
A strong location with the wrong infrastructure pathway can become a weak project. A less obvious location with the right combination of infrastructure, timing, stakeholders, and customer requirements can become strategically valuable.
My work helps organizations examine those relationships before treating a site as an opportunity. The purpose is not simply to identify risks, but to understand which constraints can be solved, which can be sequenced differently, and which fundamentally change the development thesis.
Executive and Institutional Briefings
The AI infrastructure market is moving quickly enough that executives increasingly need orientation without becoming engineers. Leadership teams still need to understand why power availability differs from deliverable capacity, why interconnection matters, how infrastructure timelines affect value, why community acceptance is becoming a development variable, and how different parts of the data center market are evolving.
Private briefings can be designed for leadership teams, investment committees, boards, professional organizations, public agencies, and other groups trying to understand the forces reshaping digital infrastructure. Topics can include AI infrastructure and data center market structure, power and interconnection, real estate and site strategy, capital and development risk, water and cooling, community acceptance, secondary markets, and the changing relationship between utilities, developers, operators, customers, investors, and communities.
The objective is not to overwhelm participants with technical detail. It is to give decision-makers enough structure to ask better questions of the specialists around them and recognize when apparently simple statements about power, land, timing, or demand conceal more complicated dependencies.
Decision Framework Workshops
Complex infrastructure projects create an unusual coordination problem because different specialists can reach reasonable conclusions about their individual areas while the project itself remains unworkable. The problem often exists not within one discipline, but between several of them.
Private workshops can bring together leadership, development, investment, technical, policy, and other stakeholders to evaluate an opportunity using a common decision structure. PACTS and the broader AI Infrastructure Decision Language can provide a framework for identifying what the organization knows, what remains uncertain, where assumptions conflict, and which questions require specialist investigation.
Instead of beginning with the question of how to make a project happen, I prefer beginning with a more fundamental question: What would have to be true for this project to deserve further commitment? That change in sequence gives participants permission to identify fatal assumptions before organizational momentum makes those assumptions difficult to challenge.
Public-Sector and Stakeholder Strategy
Data center development increasingly requires coordination between private investment and public institutions. Governments want economic development, utilities must protect reliability and ratepayers, developers need predictable pathways, communities want to understand costs and benefits, and investors need projects capable of surviving political and regulatory change.
Those interests overlap, but they are not identical. Treating stakeholder concerns simply as obstacles to overcome can create risks that appear later in permitting, regulation, political opposition, utility decisions, or community resistance.
I am particularly interested in helping organizations understand these competing perspectives and develop strategies that recognize infrastructure development as both a technical and institutional challenge. The objective should be to develop projects whose benefits, costs, infrastructure requirements, and tradeoffs can withstand scrutiny rather than depend on scrutiny never arriving.
The Role of Advisory
I do not replace engineers, utilities, attorneys, brokers, financial advisers, environmental consultants, or other specialists. Infrastructure development requires expertise across all of those disciplines, and pretending otherwise would weaken rather than improve the decision process.
My role sits between those disciplines. I help organizations frame the decision, interrogate assumptions, identify dependencies, recognize where specialist diligence is required, and understand how individual findings affect the larger opportunity.
Good advice does not require pretending to know everything. It requires knowing which questions can change the decision and ensuring those questions are asked before the organization becomes too committed to one answer.
